More than 34,000 real estate and vehicle transactions were processed through escrow accounts in Uzbekistan in July 2026, the Central Bank said in a report.

The regulator reported a total of 34,341 escrow-backed transactions during the month. Vehicle sales led the volume with 18,306 transactions, while real estate acquisitions accounted for 16,035 deals. An additional 1,096 transactions remained under review at the close of the reporting period.

Geographically, Tashkent emerged as the primary hub of activity. The capital city registered 9,674 escrow transactions, capturing 28.2% of the national total. Fergana province followed with 3,401 deals, alongside Samarkand province at 2,810 and Andijan province at 2,567 transactions.

The surge in transactional volume comes amid ongoing debate surrounding market impacts. During a recent meeting of the People's Democratic Party faction, officials warned that the newly introduced shared-construction escrow system could drive up housing prices.

Jamshid Mirzaev, an official from the National Committee for Urbanization and Sustainable Housing Market Development, explained the financial mechanics of the mandate. Under the new framework, all buyer assets—including direct payments, government subsidies, and mortgages—must be locked in a bank escrow account. Property developers are legally barred from accessing these funds until construction is complete.
